  • If you decide to rent a property through ourselves, your details will be forwarded to an independent referencing agency. Provided the references are satisfactory, an Assured Shorthold Agreement will be drawn between the landlord and yourself.



Before the Tenancy Starts (payable to Churchill Properties 'The Agent'


Holding Deposit - 1 Week's rent

Deposit - 5 week's rent

During the Tenancy (payable to the Agent)

Payment of £50.00 including VAT if you want to change the Tenancy Agreement

Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate

Payment to cover costs for the reasonably incurred costs for the loss of keys/security devices. A breakdown and receipts will be provided.

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the Tenancy (payable to the provider) if permitted and applicable :-

Utilities - Gas Electricity Water

Communications - telephone and broadband

Installation of cable/satellite

Subscriptions to cable/satellite supplier

Television Licence

Council Tax

Other Permitted Payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.


Tenant Protection

Churchill Properties are part of the Safeagent CMP Scheme which is a client money protection scheme and accedited by safeagent which has a redress scheme. You can find out more details on the agent's website or by contacting the agent directly.

An Inventory and Schedule of Condition is also compiled by Churchill Properties for you to agree sign and return once you have moved in to your new home.
