• At Churchill Properties It is our aim to guide prospective tenants through all stages of the process of renting a new home as well as looking after the needs of our existing tenants.    
  • Please contact us if you wish to view any properties. All our viewings are accompanied and hopefully we will be able to assist in any queries you may have.
  • If you decide to rent a property through ourselves, your details will be forwarded to an independent referencing agency. Provided the references are satisfactory, an Assured Shorthold Agreement will be drawn between the landlord and yourself.


Tenant Fees

  • Administration Fee - £200 incl. VAT per person (over 18 years old) Includes:
    All credit references
    Employee references
    Landlord references
    Administration, contracts, inventory

  • Guarantor Check (if required) - £150 incl. VAT
    If a property is held and references sent and the tenant is refused / retracts the tenancy/property, the admin fees are non refundable.
    Vacating Checkout Fee - £40 incl. VAT

  • Deposit:
    1 month’s rent plus £100  (VAT is not applicable)
    For Example:
    Rental Value = £500pcm
    Deposit = £600 (VAT is not applicable)

    Deposit for Tenants with Pets:
    1.5 month’s rent plus £100
    For Example:
    Rental Value = £500pcm
    Deposit = £850 (VAT is not applicable)

    A deposit that is equivalent to one month’s rental plus £100 is secured by the My Deposits scheme; one month’s rent will also be required as will our fee.

    An Inventory and Schedule of Condition is also compiled by Churchill Properties for you to agree sign and return once you have moved in to your new home.

Churchill Properties is a is a member of NALS, My Deposits and The Property Ombudsman Scheme.
