Fees and Charges

Churchill Properties Residential Lettings and Property Management will be happy to provide a tailor made package for your personal requirements, however please find below a guide to our Fees and Charges.
      

Management Fees (% of monthly rental)

  • Fully Managed – 13.2% incl. VAT
    For Example:
    Rental Value = £500pcm
    Management Fee = £66pcm incl.VAT

    This service includes finding a suitable tenant and referencing, credit checks, preparation of legal documentation, full inventory and schedule of condition backed up with photographs, collecting and registering damage deposit with the My Deposits scheme, quarterly inspections, rent collection and payment direct to bank account, monthly statement of account, overseeing general maintenance including instructing contractors.

  • Let and Rent Collection – 12% incl. VAT
    For Example:
    Rental Value = £500pcm
    Let and Rent Collection Fee = £60pcm incl.VAT

    As above excluding quarterly inspections and maintenance.

  • Introduction Only – equivalent to first months rent + VAT
    For Example:
    Rental Value = £500pcm
    Introduction Only Fee = £600 incl.VAT

    Including finding a suitable tenant and carrying out references, preparation of legal documentation, full inventory and schedule of condition backed up with photographs, collecting and registering damage deposit with My Deposits scheme, collecting first months rent, providing statement of account.

      

Additional Charges

  • Tenancy Agreement Charge £57.00 incl. VAT
  • Inventory Charge £63.00 incl. VAT for up to 7 pages (£12 incl. VAT per page thereafter)
  • Inventory Check out Fee - 10% of monthly rental + VAT
    For Example:
    Rental Value = £500pcm
    Check Out Fee = £60 incl.VAT
  • Notice to quit fee: £42.00 incl. VAT
          
         

All fees are subject to VAT.
